A Guaranteed Rent scheme is where a company leases your property for a fixed period (typically 1–5 years) and pays you a fixed monthly rent regardless of whether the property is occupied. The company then manages the property and tenants during the lease term.
The landlord leases the property to VERIDIAN VILLAGE. We become the contracted tenant and pay a fixed monthly rent. The property is then used to house tenants via councils, housing providers, or supported housing partners. Landlords deal only with us, not the occupants.
Most leases range from 1–5 years for standard agreements and 2–10 years for longer corporate leases, depending on property type and demand.
Yes. Rent is guaranteed for the full lease period, even during void periods.
Tenants may include families referred by councils, working professionals, key workers, supported living residents, and temporary accommodation placements.
No. We handle tenant placement, rent collection, inspections, day-to-day management, compliance, and reporting.
We manage tenant behavior, arrange maintenance, and ensure the property is returned in agreed condition at the end of the lease. Terms depend on the contract.
In most cases, no. Our income comes from managing the property and housing placements.
2–5 bedroom homes, flats, HMOs (4–8 bedrooms), and supported living properties are in high demand, especially for family housing.
Yes. Properties must meet safety standards, have valid Gas and Electrical Certificates, EPC compliance, and be in good lettable condition.
Yes. You can sell or remortgage, but lenders must approve the company lease arrangement.
